Bedroom renovations are mostly about things you cannot see once the job is done: insulation between floors, wiring in the right places, and storage planned around what actually goes in it. Get those right and the finishes look after themselves.

What Moves The Price

Where the money actually goes.

Three things account for most of the variation between one bedroom quote and another. Knowing which of them applies to you is most of the budgeting.

    Closet build-out

    A painted reach-in with a rod is one thing; a fitted walk-in with drawers, hanging zones and lighting is cabinetry, priced accordingly. It is usually the largest line in a bedroom quote.

    How far you take soundproofing

    Sealing gaps and adding batt insulation is inexpensive. Resilient channel, double drywall and acoustic sealant is a meaningfully different level of work — and a meaningfully quieter room.

  3. 3

    Flooring and what is under it

    Replacing carpet with hardwood is straightforward until the subfloor turns out to be squeaking or uneven. Fixing that properly while the floor is up is far cheaper than living with it.

    1–2 days

    Old flooring and closet out, walls prepped, and any subfloor squeaks located and fixed while everything is accessible.

  2. Framing and closets

    2–4 days

    Closet framing, any panelling substrate, and blocking wherever something will later be fixed to the wall.

  3. Electrical and closing up

    2–3 days

    Lighting, switching and outlets moved or added, insulation where it is going in, then drywall and taping.

  4. Paint and flooring

    2–3 days

    Full repaint including ceiling, then flooring, trim and the closet interior fitted out.

What goes wrong in bedroom projects.

Not a sales pitch — these are the three failures we get called in to fix most often. Ask any contractor you are considering how they handle them.

  • Skipping insulation between floors

    The single most common regret in a bedroom renovation. The floor is open, the cavity is right there, and adding acoustic batt costs very little at that moment and a great deal afterwards.

  • Closets built before the contents are considered

    Shelf and rod heights should be set around what is actually going in — long hanging, folded, shoes, luggage. A generic build-out wastes a surprising amount of the space you just paid for.

  • Deciding on outlets after the drywall is up

    Bedside charging, a wall-mounted TV and reading lights all need wiring before the walls close. Retrofitted afterwards, it means surface trunking or cutting open finished work.

Can you add a walk-in closet to an existing bedroom?

Often, by borrowing from an adjacent room, a hallway or an oversized landing. The constraints are usually the door swing and the window, not the wall itself. We will sketch the options against what you lose elsewhere.

How do I make a bedroom quieter?

In order of value for money: seal the gaps around the door and any penetrations, insulate the wall and floor cavities, then upgrade the door itself. Resilient channel and double drywall are the next step up and are worth it over a busy room or a shared wall.

Can we add an ensuite to our bedroom?

It depends on where the drainage is. Backing onto an existing bathroom or a stack makes it straightforward; anywhere else means routing waste, which is possible but changes the scope. We check the drainage before discussing layouts.

Does a basement bedroom need an egress window?

Yes. A below-grade bedroom requires a compliant egress window and proper fire separation to be a legal bedroom. It affects insurance and how the room can be described when selling, so it is not somewhere to cut a corner.
